It is important to note that Buyer's Down Payment Assistance Programs are ENDING as of September 30th, 2008. Buyer's MUST have application in to a lender by September 2nd and MUST close by September 30th, 2008.
If you are a motivated Buyer and need assistance with your down payment, do not miss the opportunity to get into a house for a limited amount down. Who knows if the government will allow another program in the future that will compare to the down payment assistance programs in light of the housing market. However, I don't see a light at the end of this particular tunnel, with the exception of a possible advantage to us taxpayer's to not have these programs active any longer.
Chris and I work with a couple of lenders who regularly close FHA loans in conjunction with the down payment assistance programs. This tackles both parts of a transaction that make a Buyer come up with money. Both down payment AND closing costs.
Even if you don't really understand what I am talking about because you are a first time home buyer, I promise it is something worth checking into immediately. HUD has been trying to get Down Payment Assistance Programs dropped for years. FHA does not allow a Seller to contribute toward a Buyer's closing costs. The down payment assistance programs are used as a tool to gift money to a Buyer at a closing and still be in compliance with FHA requirements.
We have worked with lenders to close several of these loans for Buyer's. I am simply concerned of the outcome of this change and hope people know this is coming to an end to enable them to make an informed decision about buying a home. Time is of the essence!!
