We will help you understand the current condition of the market and get the information needed to help you make smart decisions. 1. Preapproval. Before we get started you need to be preapproved with a lender. If you are serious about purchasing a home, this is the crucial first step. If you do not have a lender, we will forward your information to a professional that will contact you regarding the approval process, at your request.
2. Interview. We must get together and discuss your needs, wants, and talk about your required price and terms. We can help define your needs with consideration to your loan type that you will be obtaining. We will also discuss location, amenities, size, and condition. In the interest of time, we may arrange this interview by phone, if you prefer. 3. Information. We will put together a report of available homes and set you up on an email system that will automatically notify you of new listings, or price reductions that fit within the criteria required. We can alter the criteria easily to narrow or expand your results. 4. Realtor preview. We can preview or call and talk to the listing agent on any of the properties you have decided are worth looking further into. Depending on your financing, many homes can easily be weeded out of your "potential" file. Some homes can be eliminated by your specific wants, but are not particularly obvious by the listing. For example, if you require the master bedroom on the main floor, the MLS information may or may not indicate that the master is on the second level. We do not want to use your time showing you homes that you would not consider buying. 5. Property Showings. Once your list has been narrowed, we set up a tour. Many buyer's opt to follow behind in their own car, but you are always welcomed to drive with us. Whatever you prefer. We will show you the homes to help you decide which one(s) you would like to buy. We can also point out market trends and offer opinions about the pros and cons of making that particular purchase. 6. Offer. You find a home you want to buy. We prepare a purchase contract for your signature. We can pull the information about the specific purchase and guide you in making an offer that reflects your lending requirements and personal needs. 7. Loan Details. At this point, you are already preapproved, but it is possible that the home you selected to purchase may have some items that need to be addressed by a lender. At the time of pre-approval, the lender is simply taking your verbal information about your income and debt. After you have an accepted offer, the lender will then require documented proof of the information you provided on your application. It sounds tricky, but it is really pretty simple. 8. Escrow and Inspections. Now you have an accepted offer, we want to have your inspections to confirm that it is a smart purchase for you. The offer written specifies what inspections you will be having as a condition of sale. We can certainly recommend inspectors to you for most any situation. We will review the escrow documents and help you with any irregularities. |
